The downtown Detroit landmark building, One Detroit Center, needed an update of its energy systems to make them more efficient, and our client, Portfolio Property Management Global (PPMG), awarded the work to W.J. O’Neil. The WJO Controls Team began by installing a state-of-the-art web-based energy management system. Every piece of equipment in the HVAC system is controlled by a web-based system that allows remote monitoring so changes can be made quickly and easily.
We also installed Variable Frequency Drives on all the major air handling systems. With an advanced control strategy and instantaneous information from a building management system, we were able to optimize the use of all systems resulting in considerable energy savings.
The project took eight months and the savings were substantial. “We have experienced an overall 24% savings on all of our major utilities,” said John Guardiola, Vice President of Engineering at Portfolio Property Management Global. “The new system allows us to maintain tenant comfort while at the same time save energy.”
